Our process is based upon the Royal Institute of British Architects (RIBA) work stages 0-7. This helps both client and architect track the process, with a high level of transparency and communication.

We can offer planning services for any scale project and provide a strategy for each project. We work with a number of consultants who can assist if specialist input is required.

Full process explained

We offer a full design package from conception to completion. Our services cover planning, assisting with contractor selection and on-site management. Our process follows the Royal Institute of British Architects (RIBA) stages of work and aim to provide clarity and transparency throughout the project.

Stage 1 Briefing

This is where we begin our journey with you. We start by getting to know you better, get accurate drawings of the building and site prepared, explore the properties history, advise on the constraints of planning, explore your brief and realise your budget so we can start designing.

Stage 2 Design

This is the fun and creative part where we bring your scheme alive. We will explore ideas, materials and spatial concepts with you. We develop options often graded in terms of cost, design ambition and programme. We will also work to develop a cost plan.

Stage 3 Planning

In our initial stage, we will have explored how best to approach the planning department. We will now prepare a robust planning application, complete with all key drawings and design statements.

Stage 4 Technical

We prepare all the technical information and details for costing and construction. Clear thorough documentation allows for accurate tender pricing and a smooth build process. We deal with all the statutory requirements and finally end up agreeing a contract with a builder.

We now start building. During this stage we manage the building contract on your behalf and the contractor. We monitor progress, cost and quality ensuring the process runs smoothly.

Stage 5 Construction

Stage 6 Handover

Once the building is complete; we ensure you have all the required documentation and certificates. We deal with any defect and assist you in agreeing the final account with the contractor.
