This substantial Victorian villa in North London is undergoing an ambitious residential project uplift — a two-storey side and rear extension combined with a full retrofit of the existing building. The project adds significant floor area across both ground and first floor levels, creating a generous open-plan ground floor and an expanded bedroom arrangement above.

The rear extension introduces a wide-span sliding glazed facade, connecting the new kitchen and dining space directly to the garden. The side extension accommodates a new staircase and utility wing, freeing up the original plan for a more considered room arrangement. Throughout, the thermal performance of the existing fabric has been substantially improved — insulation, airtightness, triple glazing and an all-electric heat pump system replacing the original gas installation.

The project is currently on site with completion expected in 2026. JHA is delivering the full scope — architecture, planning, technical design and contract administration — with the project team coordinated from the studio throughout.
